- The association. Ask which association covers the address and what its dues include, such as clubhouse, pool, lake or trail access.
- Special taxes. Ask for the property tax bill. A master-planned village can carry special taxes such as Mello-Roos on top of the base tax, and they are not limited by Proposition 13.
- Age of the home. The villages were built in phases, so roofs, heating and cooling, windows and water heaters are at different points in their life. A thorough inspection matters.
- The block itself. Walk the street at different times of day, and note parks, trails and traffic.
